Situated between I95 and the Atlantic Ocean in Miami's Little River area, exemplifies transit-oriented, affordable, sustainable housing. Developed by HHF (Healthy Housing Foundation), a subsidiary of AHF (AIDS Healthcare Foundation), this project spans 0.94 acres and offers direct access to key regional hubs via a major transit corridor. With 200 parking spaces, a 3-story parking podium, and 250 micro-studio and one-bedroom apartments in a 9-story residential tower, residents enjoy a centralized landscaped plaza and community spaces. Ground-floor retail, a community market on 79th Street, complements the development.
The resilient approach incorporates regionally available materials and construction systems, including a concrete block, beam and column, and post-tension structural system. A zig-zag aluminum screen and balcony rail system reduce solar heat gain, nodding to mid-century subtropical passive solar design. Bright interior spaces feature exposed concrete and wood, polished concrete floors, a Florida native landscape, colorful wood and metal benches, and artist murals.
As the second project in Miami by AHF and HHF, Little River demonstrates affordable and desirable housing, slated for construction in Q4 2023. Tenant eligibility is based on income restrictions up to Miami-Dade County's 50% AMI and below. This project has addressed the global homeless and affordable housing crisis through collaborative design processes, aiming to create enduring, sustainable, supportive environments for those facing housing affordability challenges.
